Absolutely correct! This type of market correction happens every 10 years or so, and as bad as they make it sound on the news, in reality it’s a good thing. However, with all the seemingly daily changes in the market, now more then ever a home buyer need to be sure they are working with seasoned real estate and mortgage professionals. With subprime lenders closing their doors many first time home buyers may think there is no way they can now purchase a home without putting lots of money down. Nothing could be further from the truth! With the renewed popularity of FHA and My Community programs home buyers with credit and/or asset challenges may still qualify for 100% financing at relatively low rates. Since these loans are backed by the government lenders don’t consider them as much of a risk as the privately backed subprime loans. Therefore, mortgage rates stay relatively low. If you would like to find out more about these programs please don’t hesitate to contact Brent or me at ddetrick@nplending.com.

Ah, Spring, A time for new begining. House hunting can be exciting and pleasent. The weather can be moderate. The yards are dressed in their spring finery for your visual enjoyment. Buyers have an edge now that they haven't enjoyed for several years, a lot of inventory, sellers that are willing to negotiate, and low interest rate loans without killer requirements.

The tax man reminds you that buying is better than renting.

So, why are you waiting?

I think it is great that single women are such a large percentage of home buyers. I never thought that the percentage was that high. It is also great that builders are recognizing the trend and building their homes to cater to that group of buyers.
